What is a detached additional residential unit?
Detached additional residential units (DARUs) are additional residential units within ancillary buildings or structures on a residential property. These are self-contained units that have cooking, living, sleeping, and washroom facilities. These units are also referred to as garden suites, tiny homes, etc.
Why is the Town of Newmarket allowing detached additional residential units?
As part of Provincial Legislation changes to Bill 108 - More Homes, More Choice Act (2019), Ontario Regulation 299/19 (2019 and amended) and Bill 23: More Homes, Built Faster Act (2022), municipalities in Ontario are required to allow ARUs in detached dwellings, semi-detached dwellings, townhouses dwellings and in ancillary buildings or structures.
The Town of Newmarket will be introducing zone provisions to regulate the location, size, height, and access requirements for Detached Additional Residential Units (DARUs).
This initiative also supports Newmarket's goal to provide additional housing options.
