Next phase of Parking Lot Improvements starts on September 2, 2025 for the Riverwalk Commons parking lot
The Town of Newmarket is continuing work on improving the Riverwalk Commons Parking Lot (P3) to provide more parking spaces, improve the existing parking lot and enhanced pedestrian safety and accessibility.
What is been done so far?
Earlier this year, Phase 1 was completed by converting the gravel lot at the north end of Riverwalk Commons (former Tennis Club) into a paved parking lot, adding over 155 new spaces to the downtown area. The remaining phases 2 and 3 were scheduled to be completed in fall to avoid parking disruptions during the summer months. This work brought the total number of parking spaces in the downtown area to approximately 903.
What is next:
Starting September 2, 2025, the contractor will work on improvements to the existing P3 lot, including repaving, curb repairs, and a new sidewalk for improved pedestrian safety and to meet accessible standards. The improvements are scheduled to be complete by November 12, 2025.
What to expect:
- Parking availability: The Town will complete the construction in two phases to ensure over 200 parking spaces are always available and to limit disruptions to businesses, residents and visitors to the downtown area
- Short-term lane closures: Doug Duncan Drive will be narrowed during construction when performing sidewalk installation
- Access: Businesses and public access will remain open; emergency access will be maintained.
- Events: No impacts to scheduled events and additional signage will provide direction to available parking.
- Over-night parking: Overnight parking will be available at the north end of the parking lot and will be available throughout construction

Construction Impacts
- Typical working hours will be from Monday to Friday, 7 a.m. – 7 p.m.
- Some work will occur on weekends.
- Typical construction related Noise, dust, and minor vibrations.
- Advance notice will be provided for any temporary access restrictions.
