The Town of Newmarket is creating Town-wide Urban Design Guidelines and we want your input! Check back on this project site for project updates, upcoming public information centres and opportunities to provide feedback.

The Project

The Town currently has site-specific urban design policies and guidelines prepared for different forms of developments and areas of the Town. The purpose of this project is to create a practical and flexible tool that promotes high-quality design in new developments and redevelopments, which reinforces a healthy, vibrant and complete community.

The Town-wide Urban Design Guidelines will address a range of building typology and scale (low-rise, mid-rise and high-rise). Guidelines for Privately Owned Public Spaces (POPS) will also be created to provide context-sensitive design standards within the Yonge Street and Davis Drive Urban Centres.

The Team

The Town has hired Fotenn Planning + Design, an award-winning planning, urban design and landscape architecture firm to lead the Town of Newmarket through the preparation of its Town-wide Urban Design Guidelines.

The Process

The Town-wide Urban Design Guidelines commenced in January 2020, with completion anticipated for December 2020. The study will be completed in three (3) phases, including:

  • Phase 1: Background Policy Review – Review and analyze relevant background planning documents, policies and related studies. Through this review, we will seek to gain a comprehensive understanding of the existing planning and policy context.
  • Phase 2: Draft Design Guidelines – Prepare Draft Town-wide Urban Design Guidelines to guide new development, redevelopment, and POPS, in both the private and public realm.
  • Phase 3: Final Design Guidelines – The Town-wide Urban Design Guidelines will be consolidated and finalized into a clear, well-illustrated document that is organized and presented for ease of reference, and includes supporting illustrations, precedents and tables. The Design Guidelines will also include sections on Implementation as well as an evaluation matrix to support internal review and the evaluation of development applications.

At each of the consultation milestones above, we will provide supplementary opportunities for input up-to two weeks before and two weeks after.

Upcoming Public Input Opportunities

Public Information Centre No. 1 – Due to the COVID-19 pandemic, this PIC has been rescheduled to a later date.
This PIC will offer an opportunity to provide feedback on the background planning and policy review, and to help inform the Vision and Guiding Principles for urban design in Newmarket.
